Issues on getting Obi110 to work as FXO

I am having a heck of a time to get Obi110 to work as FXO I have the trunks set up and when I look at obi110 I am getting “Register Failed: No Response From Server (server=192.168.60.11:5060; retrying)” or 401/403 settings. I have tried to change ports from 5060 to 5160 that didn't work and I am using FreePBX: FreePBX 13.0.197.22 and I have tried this peer settings:

username=OBiTRUNK1
secret=password123
host=192.168.82.3
type=friend
context=from-trunk
qualify=no
nat=yes
dtmfmode=rfc2833
canreinvite=no
disallow=all
allow=ulaw&alaw

in the outbound trunk settings and that doesn't work either so I am about ready to give up unless somebody knows what I am doing wrong here…

How are you routeing between 192.168.60.11 and 192.168.82.3 ?
