Try the following:

A different phone plugged into the OBi.

A different cord from the wall jack to the OBi.

Plug the OBi into a different wall jack.

I'd bet third one solves the problem.

The latest firmware seems to have resolved the land-line feedback issue.

However, now the voice volume for the caller, and myself is very low.
I'll make some adjustments to the Line TX settings to see if I can bring the volume up a bit.

Thanks to everyone who participated and provided input.

Peace All

Try setting to full duplex:

Without being fully knowledgeable about what this will do for me, I do have some understanding of how full duplex allows two talkers to speak at the same time.  I followed your link and rest my OBI to full and it seems intuitively to be a very good idea.  I have experienced some minor but ignorable echo all along, and I can't imagine that going to full duplex would be anything but a good idea, maybe even remedying that minor issue.  thank you!
